NOTICE is hereby given that on the 15th day of July, 2026, at 10:00 o’clock a.m., at the Garfield County Courthouse, the undersigned Sheriff of said County will offer for sale, and will sell for cash at time of sale, at public auction to the highest and best bidder, with appraisement, all that certain real estate situated in Garfield County, State of Oklahoma, to wit:

The Mortgage was duly recorded at Book 2413, Page 748 on December 26, 2018 in the records of the County Clerk of Garfield County, Oklahoma, after the required mortgage tax was paid, with the improvements thereon and appurtenances thereunto belonging, hereditaments and all other rights thereunto appertaining or belonging, and all fixtures then or thereafter attached or used in connection with said premises, which mortgage with endorsements thereon and the record thereof is incorporated herein by reference thereto as provided by law.

Subject to taxes and tax sales, the property was duly appraised at $85,000.00.

Sale will be made pursuant to Order of Sale issued upon Judgment entered in the District Court of Garfield County, State of Oklahoma, in the above entitled cause, wherein 21st Mortgage Corporation was Plaintiff and Benjamin Scott Winters aka Benjamin Winters; Jane or John Doe, spouse if any of Benjamin Scott Winters aka Benjamin Winters; Dorothy Diana Winters; John or Jane Doe, spouse if any of Dorothy Diana Winters; Service Oklahoma; State of Oklahoma, ex rel Oklahoma Tax Commission; and Occupants of Premises, If Any; were Defendants, to satisfy the Judgment of the Plaintiff and the lien of the Defendants as follows:

1. To the payment of the costs of said sale in this action;

2. To the Plaintiff, the principal sum of $118,962.20, together with interest as of October 20, 2025 in the amount of $6,566.66 good through November 16, 2025 thereon and accruing at 8.84% from the date of default of the Note, until paid to the date of judgment; post-judgment interest thereafter at the contract rate, until paid; abstract expenses, late charges, advances for taxes and insurance, and all other expenses, fees, charges, advances, taxes, assessments, and costs of this action, including a reasonable attorney’s fee;

3. To the Defendant State of Oklahoma, ex rel Oklahoma Tax Commission for State Tax Lien No. 1404323840 in the amount of $927.00 plus penalty and interest and recorded at Book 2673, Page 217; and

4. That the residue, if any, to be paid to the Clerk of this Court to await further Order of this Court.
