NOTICE IS GIVEN to Zack N. Daniel; April R. Daniel; John Doe, Occupant; Autumn Exteriors, Inc., and their unknowv successors and assigns, that on the 29th day of July, 2026 at 10:00 a.m., South Doors of the County Courthouse at the County Courthouse in Enid, Garfield County, Oklahoma, the Sheriff of said County will offer for sale and sell for cash at public auction to the highest and best bidder, with appraisement, all that certain real estate in Garfield County, Oklahoma, to wit:
BEGINNING 227.4 FEET WEST OF THE NORTHEAST CORNER OF LOT ONE (1), BLOCK TWO (2), RICHLAND ACRES ADDITION TO THE CITY OF ENID, GARFIELD COUNTY, OKLAHOMA, ACCORDING TO THE RECORDED PLAT THEREOF, THENCE SOUTH 628 FEET TO A POINT ON THE SOUTH LINE OF SAID LOT ONE (1), WHICH POINT IS 227.5 FEET WEST OF THE SOUTHEAST CORNER OF SAID LOT ONE (1), THENCE WEST 100 FEET, THENCE NORTH 628 FEET TO A POINT ON THE NORTH LINE OF LOT TWO (2), OF SAID ADDITION, SAID POINT BEING 327.4 FEET WEST OF THE NORTHEAST CORNER OF SAID LOT ONE (1), THENCE EAST 100.0 FEET TO THE POINT OF BEGINNING.

subject to taxes and tax sales, said property being duly appraised at $200,000.00.
Sale will be made pursuant to an Order of Sale issued upon a judgment entered in the District Court of Garfield County, Oklahoma, in Case No. CJ-2025-173, wherein US BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR VRMTG ASSET TRUST is Plaintiff and Zack N. Daniel is/are Defendant(s) to satisfy said judgment in the sum of $132,635.31 together with interest at 4.5% per annum from October 1, 2022, and a deferred principal balance of $13,623.48, until paid, attorney’s fee in the amount of $3,650.00, abstracting cost of $300.00, late charges, all advances for taxes, insurance premiums, property preservation expenses, and other fees or expenses incurred prior to or during the pendency of this action, and costs of this action.
