NOTICE OF SHERIFF’S SALE

NOTICE IS HEREBY GIVEN that, pursuant to the Agreed Order Directing Sheriff’s Sale entered on May 5, 2026, by the Honorable Sean K. Hill, Associate District Judge of the District Court of Garfield County, Oklahoma, in the above-captioned case, and pursuant to OKLA. STAT. tit. 12, §§ 1513 and 1514, the Sheriff of Garfield County, Oklahoma, will offer for sale at public auction, to the highest bidder for cash, the following described real property (the “Property”):

N/2 of Sec. 21-T24N-R3WIM

A. Date, Time, and Place of Sale: The sale will be held on the 24th day of June, 2026, at the hour of 10:00 o’clock a.m., at the South Doors of the Garfield County Courthouse, Garfield County, Oklahoma.

B. Minimum Bid: The Property will not be sold for less than two-thirds (2/3) of the appraised value as determined by Court-appointed Commissioners, to-wit: no less than $510,666.67. The Commissioners appraised the Property at $766,000.00.

C. Terms of Sale: The sale shall be for cash. The purchaser shall be required to pay the full purchase price or such portion as the Court may direct immediately upon the close of bidding. The Garfield County Sheriff’s Office may require a deposit at the time of sale.

D. Confirmation of Sale: The sale is subject to confirmation by the District Court of Garfield County pursuant to OKLA. STAT. tit. 12, § 1517. The Sheriff’s Deed shall be executed and delivered to the purchaser only after entry of an Order confirming the sale.

E. Proceeds: The proceeds of the sale shall be deposited with the Clerk of the District Court of Garfield County pending further Order of the Court regarding the apportionment of costs, attorney fees, and distribution of net proceeds to the parties in accordance with their respective interests and any Orders of the Court.
