Notice is hereby given to all heirs, legatees and devisees of RAMONA SUE RUSSELL, deceased, that on the 26th day of November, 2025, there was produced and filed in this Court an instrument in writing purporting to be the Last Will and Testament of RAMONA SUE RUSSELL, deceased, dated April 21, 2016, and also filed in said Court was a Petition praying for the probate of said Will and an Order determining the individual identity of each of the heirs, beneficiaries, legatees and devisees, to waive filing of an inventory and accounting, and that Letters of Administration With Will Annexed issue thereon to KELLI SCHOVANEC, as Administratrix With Will Annexed inasmuch as both the nominated Executor, KENNY E. DAVIS, and the nominated Alternate Executor, CHRISTOPHER RAY ALMOND, declined to serve and both nominated KELLI SCHOVANEC to serve as Administratrix With Will Annexed in this estate; and that the heirs, ANNA DAWN DAVIS and AMY SUE ALMOND, have refused to serve and nominated KELLI SCHOVANEC to serve, and that said Petition will be heard in District Courtroom, Garfield County Courthouse, City of Enid, Oklahoma, in said County and State, on the 16th day of December, 2025, at the hour of 9:00 A.M., at which time all persons interested may appear and show cause, if any they have, why the prayer of said Petition should not be granted.

THIS IS AN ATTEMPT TO COLLECT A DEBT AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.

Notice is hereby given that on the 7th day of January, 2026, at 10:00 o’clock, A.M., at the South Doors, of the Garfield County Courthouse in Enid, Oklahoma, the undersigned Sheriff will offer for sale and sell for cash to the highest and best bidder, subject to real estate ad valorem taxes, superior special assessments and all interests of record, if any, except the Mortgage and interests foreclosed herein on the following described real property, to-wit:

Lot Eight (8) Block One (1) SEVEN PINES FIFTH SUBDIVISION to the City of Enid, Garfield County, Oklahoma, according to the recorded plat thereof, commonly known as 305 Deer Run, Enid, OK 73703 (the “Property”)

Sale will be made pursuant to a Special Execution and Order of Sale issued out of the office of the Court Clerk in and for Garfield County, Oklahoma, and pursuant to said judgment reserving the right of Plaintiff to recall said execution by oral announcement and/or order of the Court, prior to the sale, said judgment entered in the District Court in and for said County, State of Oklahoma, in Case No. CJ-2025-222 entitled Lakeview Loan Servicing, LLC, Plaintiff, vs. Reba G. Pinegar, Daryle W. Pinegar, et al., Defendants, to satisfy:

FIRST: The costs of said action accrued and accruing;

SECOND: The judgment and first lien of the Plaintiff, Lakeview Loan Servicing, LLC, in the sum of $140,310.14 with interest thereon at the rate of 4.25% per annum, as adjusted, if applicable, from January 1, 2025, until paid; advances for taxes, insurance and preservation expenses, accrued and accruing; abstracting expenses, accrued and accruing; bankruptcy fees and costs, if any; and an attorney’s fee, plus costs, with interest thereon at the same rate, until paid.

Persons or other entities having interest in the property, including those whose actual addresses are unknown and persons or other entities who have or may have unknown successors and such unknown successors are hereby notified are: Rachel Gale Creel, Personal Representative of the Estates of Daryle W. Pinegar and Reba G. Pinegar, Occupants of the Premises.

The property has been duly appraised in the sum of $185,000.
