NOTICE is hereby given that, in pursuance of an Order of the District Court of Garfield County, State of Oklahoma, filed on the 15th day of January, 2026, in the Matter of the Estate of David Nicholas, Deceased, the undersigned as the Personal Representative of the estate of said deceased will sell at private sale to the highest bidder for cash, subject to confirmation of said Court, on or after the 30th day of January, 2026, at 5:00 p.m. in Enid, Garfield County, Oklahoma, all the right, title, interest and estate of the said David Nicholas, Deceased, at the time of his death, and all right, title, interest and estate of the said David Nicholas, Deceased, at the time of his death, and all right, title and interest that the said estate has, by operation of law, or otherwise, acquired in and to all real property, situated in Garfield County, State of Oklahoma, described as follows, to-wit:

A tract of land in the Northeast Quarter (NE/4) of Section Two (2), Township Twenty-Two (22) North, Range Seven (7), West of the Indian Meridian, Garfield County, State of Oklahoma, more particularly described as follows:

Beginning at a point on the North line of said Northeast Quarter (NE/4), being 1011.5 feet West of the Northeast corner of the above-described Northeast Quarter (NE/4); thence South a distance of 1,591.3 feet to the Northeasterly right-of-way of the St. Louis-San Francisco Railway Co.; thence proceeding Northwesterly along the above-described Northeasterly railway right-of-way line a distance of 2,278.7 feet to the intersection of the North right-of-way line of the above-described Northeast Quarter (NE/4) with the above mentioned Northeast right-of-way line of the above-described St. Louis-San Francisco Railway Co.; thence East along the North line of said Northeast Quarter (NE/4) a distance of 1,590 feet to the point of beginning; Except for a tract of land that is described as follows: Beginning at the intersection of the North right-of-way line of the above Northeast Quarter (NE/4) and the Northeast right-of-way line of the above St. Louis-San Francisco Railway Co. (this point of beginning is also described as being 40 feet South of the North line and 83.5 feet East of the West line of the said Northeast Quarter (NE/4)); thence Southeasterly along the above Northeast railroad right-of-way line a distance of 310 feet; thence Northeasterly on a 90 degree angle to the left a distance of 160 feet; thence Northwesterly on a 90 degree angle to the left a distance of 45.5 feet; thence North a distance of 73 feet to the North right-of-way line of the above Northeast Quarter (NE/4); thence West on a 90 degree angle to the left along the above North right-of-way line a distance of 300 feet to the point of beginning
